Local Authority Searches
We provide regulated searches which include details of Local Land Charges, planning, building control and highways enquiries. We subscribe to the Search Code and our personal searches are regulated by the PCCB as required by the majority of mortgage lenders. We also obtain council searches.

Drainage and Water Reports
We can obtain an official Con29 DW for any water company in England and Wales, or conduct a private drainage and water location report. Simply fill in the request on our order form and we will submit the enquiry to the relevant water authority on your behalf and forward the results as soon as they are received.

Coal Authority
We can also submit a request for a CON29M report to the Coal Authority. A coal search highlights any past or present mine workings which could cause subsidence and potential damage to your property. This search now includes enquiries previously made separately to the Cheshire Brine Subsidence Compensation Board.

Ground Stability Report
Groundsure Ground Stability uses datasets uniquely available to GroundSure, including historical surface workings, underground workings and mining (including coal mining). The Ground Stability Report is a risk screening report designed to provide an effective overview on the potential for ground stability due to natural hazards or previous mineral extraction in the vicinity of the property.

Chancel Check
A low cost screening report that instantly identifies whether or not a property is located within the boundaries of an historical parish which has a continuing potential to charge for chancel repair liability - over 5000 parishes in the UK are subject to the liability.

Japanese Knotweed Report
GroundSure Japanese Knotweed is a desktop study which advises on the potential presence of Japanese Knotweed on, and in proximity to, a property using remote-sensing techniques.

Highspeed 2 and Crossrail Report
Highspeed 2 is a search report that clearly identifies whether a property is near the proposed route of Highspeed 2 (HS2). It details the proximity of any site to the new High Speed 2 London to Birmingham and Birmingham to Leeds and Manchester rail networks – key data given the risk of compulsory purchase for properties too close. GroundSure HS2 also includes the top speed of trains at any given point, helping people assess factors like possible noise pollution. The report also now contains data on the Crossrail network, including stations, worksites and the line itself.

Utilities Reports
Reports detailing electricity, telecoms or pipelines within the boundary or vicinity of the property or land.

Energy Performance Certificates (EPCs)

We provide EPC's for both residential and commercial properties. Commercial EPCs simply require a basic quotation form submitting and we can then provide an accurate quote within 24 hours. We carry out assessments to levels 3 and 4 as standard and can also pull a team together for more complex jobs or level 5 assessments.
